                                                        WHAT'S REQUIRED TO APPLY TO RENT

As a part of the application process we will run a credit and criminal background, criminal records must contain no convictions for felonies for crimes within the past 7 years involving violence against persons, damage or destruction of property, manufacture or distribution of controlled substances and no sexual offenses ever. We will also check rental history. We look at credit history on case by case basis. Application fee is $25.00 per adult. All adult applicants over 18 years of age must submit an individual application and pay the fee.  Please notice that application fees are NON REFUNDABLE, no application will be processed until fee is paid. To avoid delays, Please complete the application in full.

• You must be EVICTION FREE and have no unpaid rents or judgments.
• Income guidelines are income to be at least 2 times the monthly rent.
• Valid government issued photo/passport.
• Pets not allowed, Pet policy is strictly enforced- “reasonable accommodations” making an exception to a “no pets” policy for a person who needs a service animal.
• Only 2 persons per bedroom.
• Must be able to provide proof of income / 4 most recent Pay Stubs / employer letter.
• No smoking.
• Section 8 or Housing Assistance OK.

From time to time, we will receive more than one application, all applications will be consider, and it is in our sole discretion to accept what we deem to be the best applicant, we will give preference to applicants with a good credit and good references
